Terms of Service

This is the agreement between Landspect Tech LLC and the firms and landmen who use the platform. Two clauses matter more than the rest, and they are marked.

01Agreement

By creating an account or using Landspect you agree to these terms. If you are accepting on behalf of a firm, you confirm you have authority to bind that firm, and “you” means the firm.

Landspect is operated by Landspect Tech LLC (“Landspect”, “we”, “us”).

02What the service is

Landspect is software for land work: chain of title and runsheets, deed plotting, mapping, lease analysis, mineral research and client records, built on a data layer sourced from public land and mineral records.

We add and change modules over time. We will not remove a module you are actively relying on without telling you first.

03Landspect is a tool, not a professional opinion

Landspect does not provide legal advice and does not issue title opinions. Nothing the platform produces is a title opinion, a legal opinion, a survey, or a substitute for one. Runsheets, plats, lease determinations and mineral summaries are work product that a qualified professional must review before anyone relies on it. A licensed attorney renders title opinions. A licensed surveyor renders surveys. Landspect is neither.

You remain responsible for the professional judgment applied to your work, for verifying anything the platform produces against the source records, and for meeting the standards of your client, your firm, and any licensing body you answer to.

04Data accuracy

Public records data is provided as is, and it is not complete. Coverage varies by state and by county. Records are published on schedules we do not control, some counties publish less than others, and source data contains errors, omissions and stale entries before it ever reaches us. Absence of a record in Landspect is not evidence that no such record exists.

This applies with particular force to lease status, expiration and drop dates, held-by-production determinations, and mineral ownership. These are computed from the records available to us and are a starting point for research, never the conclusion of it. Verify at the courthouse or with the governing agency before acting on any of it.

We work hard on this data and we correct faults when we find them. We do not warrant that it is accurate or complete.

05Accounts and seats

Landspect is licensed per seat. A seat is for one named person. Sharing credentials across people, or using one seat to do the work of several, is not permitted.

You are responsible for activity under your account and for keeping your credentials secure. Tell us promptly if you believe an account has been compromised.

06Trial, fees and billing

  • Trial. New seats include a 7-day free trial. No card is required to start.
  • Price. $249 per seat per month, or $2,499 per seat per year prepaid. Every module is included in the seat.
  • Renewal. Subscriptions renew automatically at the end of each period until cancelled.
  • Cancellation. You can cancel at any time. Access continues to the end of the period you have already paid for.
  • Refunds. Fees already paid are non-refundable, except where the law requires otherwise. If something has gone genuinely wrong, write to us and we will deal with it like adults.
  • Changes. We may change pricing with at least 30 days notice before it affects your renewal.

Fees exclude taxes. You are responsible for any sales, use or similar taxes on your subscription.

07Your content

The documents, records and data you put into Landspect stay yours. You grant us only the licence we need to host, process and display that content in order to run the service for you, including sending document images to the extraction providers described in our Privacy Policy.

You confirm you have the right to upload what you upload, and that doing so does not breach a duty you owe to a client or a third party.

08Acceptable use

You agree not to:

  • Scrape, bulk-export or systematically extract the Landspect data layer, or use it to build a competing dataset or product.
  • Resell, sublicense or redistribute the platform or its data without a written agreement with us.
  • Use the public records data for tenant screening, credit, insurance or employment decisions, or any other purpose governed by the Fair Credit Reporting Act.
  • Use the platform to harass, profile or target private individuals who appear in public records.
  • Attempt to breach the security of the platform, access another firm’s data, or interfere with the service.
  • Reverse engineer the platform, except where the law expressly permits it.

09Our intellectual property

The platform, its software, interfaces, documentation and the compiled data layer are owned by Landspect Tech LLC and protected by intellectual property law. These terms grant you a limited, non-exclusive, non-transferable right to use the service while your subscription is current, and nothing more.

If you send us feedback, we are free to act on it without owing you anything for it.

10Availability

We aim to keep Landspect running continuously, and we do not promise uninterrupted service. Maintenance, third-party outages and faults will happen. We do not offer a contractual uptime guarantee unless one is written into a separate enterprise agreement with you.

11Disclaimers

To the fullest extent the law allows, the service is provided “as is” and “as available”, without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, non-infringement, and any warranty as to the accuracy or completeness of data.

12Limitation of liability

To the fullest extent the law allows, Landspect is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost business, or losses arising from reliance on platform output or data.

Our total liability arising out of or relating to these terms is limited to the amount you paid us in the twelve months before the event giving rise to the claim.

13Indemnity

You will indemnify Landspect against claims arising from your use of the service, your content, or your breach of these terms, including claims by your own clients relating to work you produced using the platform.

14Termination

You may stop using Landspect at any time. We may suspend or terminate an account that breaches these terms, that fails to pay, or where we are required to by law. On termination your right to use the service ends, and the sections that by their nature should survive will survive.

15Changes to these terms

We may update these terms. Material changes will be notified to account holders by email, and will take effect on your next renewal. Continuing to use Landspect after that means you accept them.

16Governing law

These terms are governed by the laws of the State of Texas, without regard to its conflict of law rules. The courts of Texas have exclusive jurisdiction over any dispute arising from them.
