For the landman & title examiner

The whole chain. Instrument by instrument.

Build the chain of title one reviewed instrument at a time. Every entry extends the runsheet, updates the mineral fractions, and feeds the abstract and MOR you actually ship — with no spreadsheet to reconcile.

Ector Co., TX
Landspect workspace — the Permian Mineral Acquisition project overview with the tract / title-document / mineral-owner stat strip, recent activity, curative alerts, and the tract-roll grid.

What it does

From recorded instruments to the abstract you deliver.

Title reads each instrument, extracts the grantor, grantee, dates, recording references, and conveyed interest, and adds it to the chronological abstract. The running mineral fractions and ownership flowchart update as you go. When the chain is complete, the runsheet and MOR generate from the same reviewed data, so they always agree.

  • Chronological runsheet

Each reviewed instrument becomes a dated row in a clean abstract of title — grantor, grantee, Vol-Pg, instrument type, and interest conveyed.

  • Live ownership chain

Fractions, heir branches, and reservations update in real time as you add records, so the math stays honest the whole way down.

  • Curative gates

A deterministic detector flags fraction-sum mismatches, broken chains, name breaks, and missing AOHs for your review before they touch the chain.

  • Mineral Ownership Report

Current owners with fractions and net mineral acres, generated straight from the reviewed chain — print-ready PDF and Excel.

  • Submission bundle

Runsheet, MOR, flowchart, and plats zipped with a README and a re-import snapshot — ready for client delivery or portal submission.

How it works

Discover. Build. Deliver.
The whole loop, automated.

The three phases every land services firm manages manually today. Landspect supports the workflow end to end, keeps the CPL in control, and produces the deliverables you actually ship.

01 · Discover

Pull the records the chain depends on.

Every project starts with research. Landspect helps the landman gather available instruments, search genealogy and probate sources, cross-reference ownership against tax rolls, and identify tracts from their legal descriptions.

  • County records

Direct links to the county clerk online index — search by grantor, grantee, Vol-Pg, or doc number, and bring the PDF into your project.

  • Genealogy + probate

Quick links to FamilySearch and the probate court records the heirs in every AOH chain bottom out on.

  • Tax + GIS

Links to county appraisal districts for current owners of record, and GLO / BLM to cross-reference the legal description against a real tract.

02 · Build

Extract, review, and walk the chain.

Every reviewed instrument updates the running mineral fractions, adds a runsheet row, and extends the ownership flowchart. The math is deterministic. The landman stays in the review seat. No spreadsheets.

  • Reads the deed

Grantor, grantee, dates, Vol-Pg, mineral interest, and the reservations the chain hinges on. Per-field confidence scoring.

  • Runsheet + ownership

Each reviewed entry extends the chain in real time. Fractions, heir branches, and reservation tracking update as additional records are added.

  • Curative gates

Deterministic detector flags sum mismatches, broken chains, name breaks, missing AOHs for the landman's review. The landman gates every instrument before it touches the chain.

03 · Deliver

Ship the artifacts your client signs.

Runsheet, Mineral Ownership Report, ownership flowchart, plats, KML, DXF, and the submission ZIP — all generated from the reviewed chain in one click. The same data drives every artifact, so they always agree.

  • Runsheet + MOR

Print-ready PDF and Excel of the chronological abstract of title and the current owners with fractions and net mineral acres.

  • Plats + GIS

Legal-size plat (PDF), DXF for CAD, KML for Google Earth, GeoJSON for the GIS team. One click each.

  • Submission bundle

The whole package zipped with README, snapshot.json for re-import, and curative status — ready for client delivery or portal submission.

Assumptions: Landspect automates the repetitive land work — extraction, fractional interest math, runsheet generation, and lease/parcel review. Fifteen percent of those hours stay with your team for review and judgment — your people still review instruments, resolve curative, contact owners, and make the calls. The opportunity revenue line assumes the freed capacity is filled at 75% utilization at your blended rate.
