Privacy Policy
Landspect handles two very different kinds of information: the account data of the people who pay us, and public land records about people who are not our customers. This policy covers both, because they deserve different treatment.

01Who we are
Landspect is operated by Landspect Tech LLC (“Landspect”, “we”, “us”). This policy applies to landspect.com and to the Landspect application, including the Lease Check, Plotter, Title, Maps and Clients modules.

02What we collect from you
- Account information. Your name, work email, phone number if you enable two-factor authentication, firm name, and your role within that firm.
- Billing information. Subscription status, plan, and billing history. We never see or store your card number. Payment details go directly to Stripe and are held by Stripe.
- Content you upload. Deeds and other recorded instruments, scanned documents, survey plats, map files, tract and project records, runsheet entries, notes, and client records you enter in the Clients module.
- Usage data. Pages and features used, timestamps, IP address, browser and device type. We use this to run the service, fix faults, and understand which modules get used.
- Support and correspondence. Messages you send us, including bug reports and any screenshots attached to them.
03Public records data, and the people in it
A large part of Landspect is built from public land and mineral records published by county clerks, state regulators, and federal agencies: parcel boundaries, well records, recorded leases, tax roll entries and mineral ownership filings. That data frequently names private individuals who have no relationship with Landspect and never signed up for anything.
We hold ourselves to three rules on that data:
- We collect it only from sources that publish it lawfully and publicly, and we do not attempt to obtain records that require authentication we have not been granted.
- We present it for professional land work: title research, lease analysis, and mapping. It is not offered for marketing lists, tenant or credit screening, employment decisions, or any purpose governed by the Fair Credit Reporting Act.
- If you appear in this data and want to understand what we hold or ask us to restrict it, write to scott@landspect.com. We cannot alter the underlying public record, which stays with the county or agency that published it, but we will tell you what we have and what we can do about it.
04How we use information
- To provide the service: building tract records, extracting deed calls, drawing plats, matching leases to parcels, and generating your deliverables.
- To bill you, and to tell you when a trial or subscription is ending.
- To support you when something breaks, and to diagnose faults.
- To secure the service, including detecting abuse and unauthorised access.
- To send you service messages. We will not sell your information, and we do not run advertising on Landspect.
05Automated extraction of your documents
When you scan a deed or other instrument, Landspect sends the page images to a third-party AI provider to read the legal description and return structured calls. This is how the Plotter turns a deed into a plat without retyping it.
Extraction output is reviewable. Landspect shows you what the model read so you can correct it, because the responsibility for the final record is yours.
06Who processes your data
We use a small number of vendors to run the service. Each one gets only what it needs to do its job.

We may also disclose information where the law requires it, or to protect the rights and safety of our users. If Landspect is acquired or merged, account data would transfer as part of that transaction, and we would tell you before it did.
07Security
Data is encrypted in transit and at rest. Access to production systems is restricted to the founders. Each firm’s records are isolated so that one firm cannot read another’s tracts, documents, or clients.
We are a small company and we will not pretend otherwise: Landspect does not hold a SOC 2 report or any similar certification today. If your firm requires one before adopting software, tell us and we will give you a straight answer about where we are.
08Retention and deletion
We keep account and content data for as long as your account is active. If you close your account, tell us and we will delete your firm’s content within 30 days, except where we must keep records for tax, accounting, or legal reasons. Backups age out on their own cycle.
Public records data is retained independently of any account, since it is not yours and does not belong to your subscription.
09Your choices
- You can view and correct most of your account information from within the application.
- You can ask us for a copy of your data, or for it to be deleted, by emailing us.
- You can opt out of non-essential email at any time. Service messages about billing and security we will still send, because they are part of running your account.
- Depending on where you live you may have additional rights over your personal information. Ask and we will honour them.
10Cookies
We use cookies for the things that will not work without them: keeping you signed in, remembering which firm you are working in, and holding access to gated material. We do not use advertising or cross-site tracking cookies.
11Children
Landspect is a professional tool sold to businesses. It is not intended for anyone under 18, and we do not knowingly collect information from children.
12Changes to this policy
When we change this policy we will update the date at the top. If a change materially affects how we handle your information, we will email account holders rather than rely on you noticing.
